If you are staring down a new furnace, the first question is almost always the same: what is this going to cost me? It is a fair question, and a surprisingly hard one to get a straight answer to online, because most price articles are written for the whole country and Northwest Indiana is its own animal, with cold winters, older housing stock near the lake, and a real range of home sizes.
So let us be as honest as we can. We will give you real ranges, explain what actually moves the number, and show you how to compare quotes so you are not just picking the lowest bid and hoping for the best.
The short answer, and why it is a range
A fully installed gas furnace for a typical Northwest Indiana home generally falls into a range rather than a single price. A straightforward, reliable mid-efficiency furnace in a home that does not need much else done tends to sit at the lower end. A high-efficiency, variable-speed system in a larger home, or one that needs new venting or duct work, sits higher.
We are deliberately not printing a single hard dollar figure, and here is why: any company that quotes you an exact price over the phone, sight unseen, is guessing. The honest number for your home comes from a real in-home estimate. What we can do is show you what pushes your number up or down, so nothing on your quote is a surprise.
What actually drives the price
1. The size your home actually needs
This is the big one, and it is where a lot of homeowners get burned. A furnace has to be sized to your home with a proper load calculation, not eyeballed or copied from the old unit. An oversized furnace short-cycles, wears out early, and leaves you with hot and cold spots. An undersized one runs constantly and never quite keeps up.
Bigger and more capable equipment costs more, but the goal is not “biggest.” It is correct. A right-sized system usually costs less to run and lasts longer, which is why we never skip the load calculation on an installation.
2. Efficiency (the AFUE rating)
Furnaces are rated by AFUE, which is basically the percentage of the fuel that becomes usable heat in your home. An 80% furnace turns 80 cents of every gas dollar into heat and sends the rest up the flue. A 96% furnace wastes far less. Higher-efficiency units cost more up front, and in a climate like ours, where the furnace runs for months, that efficiency can pay real dividends. 3. Single-stage vs. two-stage vs. variable-speed
A single-stage furnace is either off or full-blast. A two-stage or variable-speed furnace can run gently most of the time and ramp up only when needed, which means steadier temperatures, quieter operation, and better humidity control. That comfort costs more, and for many homeowners it is worth it. For others, a solid single-stage furnace is exactly right. Neither is “wrong.”
4. The parts of the job that are not the furnace
Here is what surprises people: a big chunk of the price can be the work around the furnace.
- Venting. High-efficiency furnaces vent differently than old ones, and the new venting may need to be run.
- Ductwork. If your ducts are undersized, disconnected, or leaking, the new furnace cannot deliver its heat properly. Sometimes the smartest money is not a fancier furnace at all, but sealing the ducts you already have so the system finally works.
- Gas, electrical, and the thermostat. Connections may need updating to code.
- Removal and disposal of the old unit, permits, and a proper startup and walkthrough.
A cheap quote that skips these is not cheaper. It is just a smaller job that leaves problems behind.
Repair, or just replace?
If your current furnace is limping along, the cost conversation starts one step earlier: is it even time to replace? A single repair on a newer furnace is almost always worth it. Comparing quotes without getting fooled
When you have two or three quotes in hand, do not just line up the bottom numbers. Line up the jobs. Ask each company:
- What size (BTU) and efficiency (AFUE) is the furnace, and how did you arrive at that size?
- Is it single-stage, two-stage, or variable-speed?
- What exactly is included: venting, duct changes, permits, removal, startup?
- What is the warranty on parts and on labor, and who honors it?
- Who is doing the work, an in-house crew or a sub?
When you compare the whole job, the “expensive” quote is often the one actually doing it right, and the cheap one is quietly leaving out the parts that matter. Making it affordable
A furnace is a real expense, and it rarely picks a convenient time to fail. Two things help:
